NOVEMBER 2026 PLANNING GUIDE
What painting costs on the Eastside, and how to hire right.
Straight answers on price, what changes it and the questions that protect your home.
Typical cost by project
All bars share a $0–$20,000 scale. The red marker shows the typical price.
What moves the price
- Prep and condition. Peeling paint, moss, mildew and drywall damage take time to fix.
- Size and height. Vaulted ceilings and tall exteriors need extra equipment.
- Trim and detail. Crown molding, built-ins and many windows take longer than flat walls.
- Paint quality. Premium paint costs more but can provide better durability when properly applied.
- Home age. Homes built before 1978 may need lead-safe work practices.
Eastside things to plan for
- Weather. Most exterior painting happens late spring through early fall. Book early.
- HOA rules. Check color approvals and advance-notice requirements before choosing colors.
- Moisture. Shaded walls can grow moss and mildew. Cleaning and suitable primer help protect the new paint.
How to compare painting bids
Ask every painter to put these in writing.
- Which rooms and surfaces are included: walls, ceilings, trim and doors.
- What prep is included and which repairs cost extra.
- The paint brand, product line and number of coats.
- A written workmanship warranty and what it covers.
- Washington contractor registration, bond and insurance. Check registration with state L&I.
- Start date, finish date and payment terms.
A bid far below the rest may leave out prep, coats or protection. Ask what is included before comparing totals.
Cost & hiring questions
Do you charge per square foot?
We use square footage to estimate, but price each job after seeing it. Prep, height and detail change the final number, not just size.
Is the estimate really free?
Yes. We visit, review the scope with you and send a written, itemized estimate with no cost and no pressure.
How long does a project take?
One room usually takes one to two days. A whole-home interior often takes about a week. Exteriors depend on size and weather. You get a schedule before we start.
Is painting cabinets cheaper than replacing them?
Usually, yes, if the cabinet boxes are in good shape. It also avoids demolition and weeks without a usable kitchen.
Do prices change by city?
Pricing is based on the home, not the city. Larger homes and more complex exteriors can cost more because of size and detail. Sales tax depends on the project location.
